We are very honoured to have been engaged by the following corporations for their new offices.  Every one of their requirements is different and each has its own set of challenges, but through our proprietary database and over 15 years of market experience, we have succeeded in meeting their requirements.  The following is a summary of some of the clients we worked with:


Alpha Consulting Engineers

When Alpha Consulting Engineers (one of the largest Singapore’s engineering consultancy) contacted us, they needed to relocate from a industrial space to a office building within 3 months.  The challenge they set out for us was to source for a office building with a rental rate similar to that of its industrial space.  It was indeed a monumental challenge as office building spaces are typically leased out at a 20% to 100% premium of that of an industrial space.  We set to work immediately searching through our comprehensive database and contacting all the relevant landlords and our own industry contacts.  After just one day of methodical search, we managed to provide a list of suitable buildings and arrange viewings for the directors.  From the viewings, we shortlisted one and then proceeded to negotiate the best leasing terms and rental rate.  The process was completed in approximately one month.


Booking.com

The office manager of Booking.com contacted us to assist in the search for a suitable office space which will serve as their first administrative and customer support centre for the South-East Asian region.  They had earlier viewed several office space with other agents but none of them were suitable.  We conducted a comprehensive search, eliminated the duplicates and finally identify a few buildings in the Middle Road vicinity which may be suitable.  After a round of viewings, one was finally shortlisted and we successfully negotiated and secured the space within 2 weeks.


Brightoil Petroleum

The space secured for Brighton Petroleum, a oil & gas conglomerate listed on the Hong Kong Stock Exchange, was the largest (in excess of 50,000 sqft) and most complex case we have ever undertaken.  The requirements given to a few agencies were extremely challenging – sea view, efficient floor plates, high ceiling, new building, ample carparking lots and most importantly, low (not just affordable) rental rate.  While other agencies focused on the CBD region, we decided to think out of the box (and out of the CBD region literally) and search in the CBD fringe area.  After a few days, we identify the then newly completed Mapletree Business City close to Harbourfront City. Mapletree Business City matches Brighton’s requirements almost perfectly and the new in-coming CEO was glad that such an option exists outside but still within driving distance to the CBD.  Negotiation started and the space was secured within one month.


It’s Just Lunch (Singapore)

One of the most internationally recognised dating service for high-powered professionals, It’s Just Lunch has been a long-time client since its inception in Singapore.  We work closely with the managing director to identify, negotiate and secure office spaces over 2 different relocation cycles.


Sapient

From the international advertising agency who created the famous campaign “Best job in the world”, the creative director wanted a conservation shophouse space which will reflect their corporate values and provide a conducive environment for their staff to continue creating “out-of-this-world” ads for clients.  This was to be their first formal office in Singapore.  After a day of search, we provided a list of suitable shophouse & corporate offices for viewing and comparison.  After a couple of rounds of viewings, we shortlisted one and managed to secure the space within two weeks of negotiation.


Subway (Restaurants) Singapore

We were engaged to source for a new HQ office space for Subway (Restaurants) Singapore.  The brief was to secure a office space in the City Hall or Bugis area at an affordable rent.  As all the large office buildings were asking for a rental rate that exceeded Subway’s budget, we decided to contact our list of landlords for smaller boutique buildings.  After a day of search, we located a suitable space in a newly refurbished building and successfully co-broke with the landlord’s agent to secure the space.
